Design & Supervision
M/s Mazaya Group procured multiple plots in the Liwan area for development of residential buildings. M/s BELYOAH appointed Team Consistent for the design and supervision of the residential buildings in the community.
Challenges
The plot procured by M/s Mazaya in the Liwan community was developed suitable for low-rise constructions; however, the projects planned were mid-rise and high-rise buildings. The plots needed upgrading of drainage tie-in connection sizes to meet the design flow rates from the proposed high-rise buildings.
Accommodating Space Constraints
Additional coordination with the master developer was required for the upgradation of the tie-in points to cater the drainage flow from the building and compliance with authority requirements.
Team Consistent identified the time aspect leading to delay in the delivery of the project and ensured seamless coordination amongst all stakeholders to get the upgradation of drainage network sorted, as well as obtain the special approvals from DM and DPG.
The network upgradation process and approvals were sorted during the design stage and were further supervised during the execution stage to avoid any hindrances to project completion.
Achieving Energy Efficiency
HVAC: Solutions such as latest technology VRF systems with better part load efficiencies and Variable Frequency Drives to control energy consumption of motors, were proposed to be used for energy conservation. Energy recovery ventilation systems were also proposed to reduce the building ventilation load.
Lighting: LED light fixtures were implemented to meet the internal ambience of different areas based on the room function. Intelligent lighting controls contributed to the Smart MEP design.

The commitment and drive shown by Team Consistent during the design stage to resolve the infrastructure drainage tie-in connections and further coordination during execution helped in completing the project on time which was highly appreciated by the client.
